The 5-Point Pre-Listing Checklist

What you do, so we can guarantee.

PriceGuard depends on these five items being completed before your listing goes live. Each is signed off in writing.

Pricing alignment

List price must be set within ±3% of the AI-predicted floor price agreed at signing. PriceGuard does not apply if the seller insists on a list price more than 3% above the floor.

Professional photography

Listing must include the full Dhillon Media photo package (interior + drone exterior). PriceGuard does not apply if the seller declines or substitutes the included photography.

Pre-market repairs

Seller completes the safety-and-cosmetic punch list provided by the broker (smoke/CO detectors current, deferred maintenance addressed at a documented level, interior decluttered to staging-ready). Documented by signed checklist before list date.

Showing availability

Property must be available for at least 12 showing slots per week across the 90-day guarantee window, including at least one weekend open-house slot per week, unless mutually waived in writing.

Disclosures + price drops

All required California disclosures (TDS, SPQ, NHD, lead, AVID where applicable) filed in MLS before day 14. Broker-recommended price adjustments at day 30, day 60, and day 75 are accepted within 72 hours, or PriceGuard is voided for that listing cycle.

What PriceGuard™ guarantees

If your home is listed in accordance with this Agreement and the 5-point Pre-Listing Checklist below, and does not receive an accepted offer at or above the AI-Predicted Floor Price within ninety (90) calendar days of MLS live date, Guided Home Realty will, at the seller's election: (a) renew the listing for an additional 90-day term at no additional fee; or (b) terminate the listing without invoice. PriceGuard is a service-level commitment between Guided Home Realty and the seller. It is not insurance, not a price warranty, and not a third-party guarantee.

AI-Predicted Floor Price

The AI-Predicted Floor Price is determined at the time of listing-agreement signing by Guided Home Realty's pricing model, which draws on Fidelity National Title public-record data, recent comparable sales within ±25% of subject square footage, and broker review. The floor price is documented in writing in your listing addendum. It is not a guarantee that the property will sell at any specific price.

Eligibility

PriceGuard is available on residential listings in California priced up to $3,000,000. Custom terms apply above $3M. PriceGuard does not apply to commercial property, land, distressed/short sales, probate sales, or properties subject to an existing recorded contract.

What's covered, what isn't

Covered: AI floor-price miss after 90 days when all 5 checklist conditions are met. Not covered: market crashes (any month with median CA price drop greater than 5%), force majeure (wildfire, earthquake, public-emergency declarations affecting the subject ZIP), title defects, undisclosed conditions discovered post-signing, seller-initiated withdrawal, or any sub-checklist failure.

Fees

There is no separate PriceGuard fee. Our standard pricing is $999 paid at listing-agreement signing (covering photos, signage, dedicated property page, MLS entry, and marketing) and $5,000 paid out of escrow at close. The $999 is paid upon signing and covers immediate costs incurred on your behalf; it is not refunded if the home does not sell. The $5,000 closing fee is the conditional portion — it is only charged when escrow closes. Under PriceGuard, if we miss the AI-determined floor price within 90 days and the five-point seller checklist is complete, we extend the listing and continue marketing at no additional fee — we do not charge a second $999 to renew.

Disputes

Disputes regarding PriceGuard eligibility are reviewed by the broker of record (Casy Rasti, DRE #01342214) and, if unresolved, may be submitted to binding arbitration under California Real Estate AOR rules. California law governs.

Updates to these terms

Guided Home Realty may update these terms. Material changes apply only to listings signed after the change is published here. Your specific listing's terms are fixed at the date of your signed listing agreement.
