How does the pricing work?

Sellers pay two amounts. $999 at listing-agreement signing covers professional photography, signage, the dedicated property page, MLS listing, and every marketing dollar — this is paid at the time the RLA is signed. $5,000 is paid out of escrow at close, disbursed by the escrow officer alongside other closing costs. Total cost of a successful sale: $5,999, the same on every California home regardless of sale price. If the home does not sell, the $5,000 is never charged. The $999 is not refunded — it covers work already delivered. Under PriceGuard, if the AI floor price is not met within 90 days and the seller checklist is complete, we extend the listing and keep marketing at no additional fee (no second $999); it is not a refund.

What is included in the fee?

Everything a full-service listing needs: MLS listing on the relevant California feeds (BridgeMLS, MLSListings, etc.), professional photography, video, drone where appropriate, listing copy, syndication (Zillow, Redfin, Realtor.com, Compass), open-house schedule, paid social distribution, offer review, negotiation, contract management, e-signature, escrow coordination through close. There are no a-la-carte upcharges.

Do you also represent buyers?

Yes. Buyer representation is consultative — we work on hourly or a flat-fee basis depending on the price range and complexity. We sign a written buyer representation agreement before tours begin, in compliance with the NAR settlement effective August 17, 2024. The agreement spells out the fee, the term, and the geographic scope so there are no surprises.

What about the buyer's agent?

Effective August 17, 2024 (post-NAR settlement), compensation offered to a buyer's broker is a term of negotiation between the seller and the buyer's broker. It is not advertised in the MLS. We walk every seller through three options — offer nothing, offer a fixed dollar amount, or counter the buyer's request — and recommend the strategy that fits the listing. We do not have a default policy. The decision is yours, in writing, before we go live on MLS.

Do you cover all of California?

We cover the Bay Area, Greater Los Angeles, San Diego, and major Central Valley markets directly. We have a referral network for harder-to-reach pockets. If you tell us the address (or even the zip code), we can give you a yes or no in five minutes.

How do I get a home value?

Free, no signup. Go to /home-value, type an address, and we return a price range backed by recent comparable sales. If you want a human review, book a free 30-minute session at /book-session — Casy personally reviews the comps and walks through what would move your price up or down.

What is PriceGuard™?

PriceGuard is our seller-side commitment: if we miss the AI-predicted floor price for your home within 90 days, and you have completed the five-point seller checklist (pricing alignment, professional photography, pre-market repairs, showing availability, disclosures), we renew the listing at no extra cost — no second photography fee, no second admin fee, no second listing fee. How fast can I get my home on market?

From signed listing agreement to MLS-live is typically 7–10 days: photo day, copy, sign install, MLS submission. We can move faster for time-sensitive situations — the fastest we have done end-to-end is 48 hours. Talk to us.
