This notice explains what cookies and similar technologies we use, what they do, and how you can control them. It supplements our full Privacy Notice.

What cookies are

Cookies are small text files that a website places on your browser when you visit. We use a limited set of first-party cookies and a small number of third-party cookies for the purposes described below.

Cookies we use

Strictly necessary — login session, form CSRF protection, cookie banner state. Cannot be disabled if you intend to use the portal or submit forms. Functional — language preference, saved-search filters, calculator inputs. Optional; if disabled the site will still load but personalization resets. Analytics — Google Analytics 4 with IP anonymization. We use aggregate analytics to understand traffic patterns and improve the site. No personal information is sold or shared for advertising. Third-party embeds — HomeASAP IDX search and Mapbox tiles set their own cookies when their components are rendered. We do not control these third-party cookies; see their respective notices.

What we do not use

We do not use advertising cookies, retargeting pixels for third-party ad networks, cross-context behavioral advertising trackers, or any cookie that would constitute a 'sale' or 'sharing' of personal information under the California Privacy Rights Act. The brokerage has never operated paid retargeting campaigns and does not intend to.

Your choices

Every modern browser allows you to view, block, or delete cookies. If your browser sends a GPC header, we treat it as an opt-out of any future sale or sharing of personal information for the duration of that session, and we record the signal for our compliance log.

Do Not Track

Most browsers offer a 'Do Not Track' (DNT) setting. There is no industry consensus on how DNT signals must be interpreted. We currently do not change behavior based on DNT, but we do honor the Global Privacy Control signal as described above, which is the successor standard adopted by the California Attorney General.

California-specific rights

California residents have the right under the CCPA to opt out of any future sale or sharing of personal information. We do not sell or share personal information today, but to make the opt-out available as a precaution, visit /legal/do-not-sell. We also honor any browser-level GPC signal.

Updates

If we change our cookie practices materially, we will update the 'Last updated' date above and post a banner on the site for thirty days. Continued use after that constitutes acceptance of the updated notice.
