Brokerage License Disclosure

In compliance with the California Business and Professions Code and the California Department of Real Estate regulations, the following disclosures are provided regarding the licensure, supervision, and authority of Guided Home Realty.

Licensed California real estate brokerage

Guided Home Realty is a licensed California real estate brokerage operating under the California Department of Real Estate (DRE), license #02141655. Hamed Rasti is the designated Broker of Record and holds an individual California broker's license. We are authorized to provide real estate brokerage services throughout the State of California.

License verification

Consumers may verify the status of our license, our broker, and any associated salesperson at any time on the California DRE Public License Lookup at dre.ca.gov/PublicASP/pplinfo.asp. Search by name (Hamed Rasti), the broker's license (01342214), or the brokerage license (02141655). The DRE license lookup is the authoritative public record.

Services we provide

Residential listing representation, buyer representation, broker price opinions, transaction coordination, and consultative services for California residential properties. We do not provide legal advice, tax advice, mortgage origination, escrow services, or appraisals — for those services we refer to licensed third parties.

Fees and compensation

Guided Home Realty's listing pricing consists of two payments: $999 paid at listing-agreement signing, covering professional photography, signage, the dedicated property page, MLS listing, and marketing; and $5,000 paid out of escrow at close. The total cost of a successful sale is $5,999, the same on every California home regardless of sale price. The $999 is paid upon signing and is not refunded if the home does not sell — it covers immediate, real costs incurred on the seller's behalf. The $5,000 closing fee is the conditional portion: it is only charged when escrow closes. Under PriceGuard™ (see /terms/priceguard), if specific conditions are met, Guided Home Realty will extend the listing and continue marketing at no additional fee. All fees, terms, and compensation arrangements are disclosed in a written listing agreement signed by both the seller and the broker before any services are performed.

Buyer-side compensation (NAR settlement)

Effective August 17, 2024, in compliance with the National Association of Realtors settlement, buyer-side compensation is not advertised through the MLS. Compensation offered to a buyer's broker (if any) is now a term of negotiation between the seller and the buyer's broker, and is documented in a written buyer representation agreement before tours begin. Guided Home Realty will fully advise sellers on the strategic considerations of any concession to a buyer's broker.

Trust account

Earnest money deposits and other trust funds received in connection with a transaction are deposited and held in accordance with California Business and Professions Code §§10145, 10146, and the implementing regulations at Cal. Code Regs. tit. 10, §§ 2830–2834. We hold funds in a federally insured non-interest-bearing trust account at a California state-chartered bank.

Guided Home Realty fully complies with the federal Fair Housing Act, the California Fair Employment and Housing Act, the Unruh Civil Rights Act, and DRE Regulation 2780 (Discriminatory Conduct). We do not discriminate based on race, color, religion, sex (including gender identity, gender expression, sexual orientation, pregnancy, childbirth, or related medical conditions), national origin, ancestry, familial status, marital status, source of income, disability, genetic information, military or veteran status, age, or any other characteristic protected by California or federal law. Supervision and complaints

All sales activity is performed by individuals licensed by the DRE and directly supervised by the Designated Broker. To file a complaint about a real estate licensee or to report suspected misconduct, contact the California Department of Real Estate: 1-877-373-4542 or file at dre.ca.gov. MLS membership

Guided Home Realty maintains membership in the multiple listing services relevant to the markets we serve, including Bay East Association of Realtors (BridgeMLS) and MLSListings. We are members of the National Association of Realtors (NAR) and the California Association of Realtors (C.A.R.), and we are bound by the NAR Code of Ethics.
